PUBLIC NOTICE PUBLIC NOTICE OF MORTGAGE FORECLOSURE SALE Default having been made in the payment of the indebtedness secured by that certain Mortgage executed by Charles Timothy Wood and Joy B. Wood in favor of First Community Bank of Central Alabama, on March 22, 2019, said mortgage recorded March 29, 2019, in the Office of the Judge of Probate of Elmore County, Alabama, in Real Property Book 2019 at Page 14403 (the "Mortgage"), and, pursuant to the laws of the State of Alabama, the undersigned First Community Bank of Central Alabama, under and by virtue of the power of sale provision and other terms contained in said Mortgage, elects to declare the entire indebtedness secured by said Mortgage due and payable, and will sell at public outcry to the highest bidder, for cash, in front of the main entrance of the Courthouse of Elmore County, Alabama, at 100 E Commerce Street, Wetumpka, Alabama 36092, during the legal hours of sale on May 12, 2025, all of its right, title, and interest in and to the following described real estate, situated in Elmore County, Alabama, to-wit: Begin at the SE corner of the SW 1/4 of SE 1/4, Elmore County, Alabama; thence West along South side of Section 236 feet to East right of way of State Highway No. 143; thence Northwesterly along said right of way 300 feet; thence East and parallel to South side of Section 378 feet; thence South along Quarter Section line 300 feet to Point of Beginning to Section 12, T18N, R17E of Elmore County, Alabama. A UCC is being filed concurrently with this mortgage. The property is located in Elmore County at 608 & 614 Alabama Highway 143, Elmore, Alabama 36025. Said foreclosure sale and conveyance incident thereto are subject to the legal rights of any existing federal tax liens, mortgages, special assessments, easements, restrictions, and reservations appearing of record.
